How do I purchase a house and land package at Ovation Leppington?

Step 1 – Select your package and meet with our team

Browse the range of three, four & five bedroom, single and double-storey house and land packages available. Once you have chosen your desired package, register your interest via the enquiry form or call our sales team directly on 1800 024 016 to arrange and appointment to meet with our sales team at our Leppington Living display homes. 

Our sales team will guide you through the buying process and answer any queries you may have about your new home. 

To reserve your desired house and land package you will need to pay a non-refundable deposit of $2,000.00 and complete and sign the Sales Advice Form, facilitated by our sales team. 

 

Step 2 – Contracts issued, signed & exchanged

Your solicitor will receive a land contract to review, and you will be requested to pay 5% deposit of the land contract price upon exchange. Also, the build contract will be sent to your solicitor separately, from Creation Homes, to review and you will be requested to pay 5% deposit of the build contract price upon exchange (7 day cooling off period after build contract is exchanged is applicable). If the contracts have not exchanged unconditionally within a 21-day period after the contracts are issued, Creation Homes reserve the right to rescind the contract.

 

Step 3 – Land registration & settlement

The Ovation Leppington lots will be sold as ‘unregistered land’ (meaning that you will settle on the purchase of your land before construction can commence under your build contract). 

1. The Vendor will register your individual lot with NSW Land Registry Services and notify your solicitor or conveyancer in writing once the land has been registered.

2. Settlement under your land contract will commence within 21 days* following notification of registration. 

*Refer to your individual contract to confirm your registration and settlement process and time frames.

 

Step 4 – Home Construction

When land has been registered, your solicitor will be notified to settle on the land. At the same time, we start the building approval process which may take a few weeks. Constructions will be commenced after receiving of building approval and client’s finance letter.  You will start paying progress payments to Creation Homes (as set out in your building contract) at completion of various stages of construction. Creation Homes will invoice you at the completion of each stage and your lender or broker can help you arrange these payments. 

The stages usually are: 

1. CC/CDC Approval
2. Slab Down
3. Frame Up
4. Brick Work Completion
5.Roof Cover and External Cladding Complete
6.
Plasterboard Complete
7. Fixings Complete
8. Practical Completion

 

Step 5 – Move in day

Upon practical completion you will be invited to a pre-hand-over inspection of your new home by the Creation Homes Customer Care team to inspect your home with the Creation Homes Site Supervisor and address any issues before hand-over. 

Your new home is now ready to move into and enjoy. You will be invited to a hand-over inspection with your Site Supervisor to hand-over the keys to your new home and a Creation Homes hand-over pack with all the information you’ll need to maintain your new home. 

Is a reservation fee required?

Yes, a non-refundable reservation fee of $2,000.00* is required to issue contracts for your desired house and land package. *This $2,000.00 reservation fee will form part of the land deposit once exchanged.

What land sizes are available at Ovation Leppington?

Release 1 at Ovation Leppington offers land sizes ranging from 225m2 to 270m2. Release 2 at Ovation Leppington will offer land sizes from 225m2 to 313m2.

When is the land at Ovation Leppington expected to register?

Ovation Leppington is estimated to be register in Q3 2024.

How long will construction of my new home take?

The construction of your Creation Homes home will take between 10 to 12 months from site start to completion and hand-over. Please note that site starts will commence after the land is settled.
